PERSON’S SENIOR: VP of Sales and Marketing

PURPOSE (The reason why the position exists):  To keep our investors happy and informed on their investment. The main rule we’ve found here is that when an investor has a stable person to communicate to and that person ensures they have established a strong connection to investors, birthdays, kids’ names, current events the investors are interested in, etc. They will be happy and will refer us to more investors and invest more themselves. 

To ensure Philanthroinvestor Consultants and Quality Control Specialists don’t have to deal with investors.

They are worthy and deserving of our time, attention and of making those great returns while being informed about the great things that families do for them. It is therefore important that Investors questions be answered, that their concerns be handled, that their houses sell and that they are always made to feel the amount of importance that we put on them.

COMPUTER SKILLS REQUIRED: Odoo, Microsoft Office and general PC computer knowledge.

SKILLS REQUIRED: Good negotiating skills, ability to convince people, excellent memory, patience, Skills in communication, able to make friends, listening and being able to handle originations and concerns. The ability to keep track of large amounts of details in relation to several cycles at once.



RESPONSIBILITIES OF THE POSITION:

  • Onboard investors at the end of their first home purchase 

  • To answer and handle all of our current investors’ questions concerns, and originations

  • To know all of the details and lives pertaining to your assigned investors

  • Being the point of contact between the company and each of your assigned investors and build a good rapport

  • Listening to your senior and only taking orders from your command line

  • Sending out investor reports every month

  • Keep clear and detailed records of information and conversations in E&H Matrix

  • Work closely with Qual to standardly deliver to each investor 

  • Handle investor situations that come up to avoid future claims

  • Open internal claims when situations have gone on too long and to avoid client upsets

  • Ensure all of your client’s documents are correctly signed and up to date

  • Working with your department division and all other employees of the company as a team

  • To resell to current qualified investors when they reach for more homes and/or are making great returns

  • Create proposals of properties that come in when they match your investors preferences to let them know it is available to purchase

  • When an investor wants to expand their portfolio, you handle all contracts and logistics associated with it

  • Maintain your group of Investors with wide open communication lines

  • Assist with investors' special request


WEEKLY ACTIONS:

  1. Send at least one form of direct communication to 50 % of your investors and send a comm to the other 50% the following week

  2. Communicate with your investors about their life events (graduations, birthdays etc.)

  3. Starting at the beginning of the month review all of your investor’s portfolios weekly and log any situations that need to be handled 

  4. Handle all of the questions generated by your investors

  5. Handle situations you found in their reports 

  6. Submit internal claims as needed

  7. Every Tuesday you meet with Qual to coordinate on home sales, further repairs, buyback, etc. 

  8. Speak to investors about referrals they might have and make sure consultants are meeting with them.

  9. Log data into E&H Matrix

  10. Verify all documents have been properly filed

  11. Log your weekly stat and Staff meeting form on Thursdays

  12. Meet with all of Div 2 once a week for coordination and setting targets


DAILY ACTIONS AND QUANTITIES or EXPECTATIONS:

  1. Write a daily Battle Plan

  2. Go to GI meeting

  3. Review any new properties on the pipeline to send to your investors

  4. Answer all internal Hangouts and emails

  5. Handle any communications from investors -100%

  6. Log your stats daily


MAIN STATISTICS:

  • PISC points: Homes sold, closing internal QA's, replying to PI info requests, referrals from PI's, filing

SUB- STATS:

  • Resale GI: This is amount of spendable GI brought by one your PIs

  • Money to ESCROW: This is the money that your PI sent to their ESCROW account

  • # of Homes Sold


VALUABLE FINAL PRODUCT: 

CLIENTS WHO ARE PLEASED WITH THEIR INVESTMENT, ARE IN COMM, MAKING GOOD RETURNS, REFERING OTHERS, AND EXPANDING THEIR PORTFOLIO.
