Now that we have everything, the next step is to start replacing information from Power BI to the tear sheet in Adobe Illustrator.


We're going to work it from top to bottom.


1. First thing is to change the top to whatever year and quarter it is.



2. Next we will be changing AVG. CAP RATE. To do this:

  • Go into "overview", and change the investor filter, and set it to all on Power BI by clicking (Blank) once then clicking it again so for the investor filter is set to (All). 


3. Also make sure it is set for the last 12 months (it should be set to that automatically).

4. Now input on Adobe Illustrator the Estimated Annual Cap Rate.



5. Next is to change AVG. EQUITY GAIN which is found here on Power BI.




6. Next we want to find how many States, Counties, and Cities we have properties in. To do this we will be using the Matrix (Odoo), go on the trust page, and put it in pivot view.


7. Then you will click Total ( to the left of the number) find "County" then click the download button to download to Excel and open the file.



8. Enable editing and click on column A so it selects all in column A, then: 

  • Go to Data, find and click on "Text to Columns".
  • Click Next, unselect all, and only select "custom" and put a "-" next to other and click finish then ok.



9. Now you're going to scroll to the bottom and select all that are counties (Not words like total or undefined).



10. Then in Data, click the remove duplicates option, continue with the current selection, click "Remove Duplicates...", click ok.


11. Now select all that are counties in column "A" and the count will be at the bottom, then input this for "Counties" on Adobe Illustrator.


12. For cities go on Power BI:


  • 1. Go to "Page 5" click on an empty part of the chart to select it. 


  • 2. Delete Values Trust Loans, Trust, and Street.


  • 3. On the right there is a "Fields" option, go down to matrix and click cities.



13. Then click on the down arrow on cities under "Values" and click "Count (Distinct) then take the number shown and input it in Adobe Illustrator.


14. For states you will do the same as you did for cities, but find the "States" options under "Fields" in "Matrix".
