Patter for Vendors doing Eviction postings

Hey (VENDOR-NAME),

 

Thanks for getting back to me. I work for a real estate company in Florida, and we have houses all across America. Unfortunately because of this we are not able to physically check on the houses, or post notices on the properties so we do end up relying on individual hires to help out with this.

As I had stated in my message on (POSTING-SERVICE) what I am looking for is someone to go post a couple notices on a property that we own in (CITY). I would prefer that you use a fluorescent colored paper, such as pink, or yellow. If you do not have these available then white will work fine. Also needed will be some strong tape that will ensure that the notice stays attached to the property.

There would need to be minimally 2 copies of the attached document posted to the property. The first copy would need to be placed on the front door. The second copy would need to be placed on the back door, if there is one. If there is not a back door, then the second copy would need to be posted on a window of the front of the house. If there are other areas that you feel would be good to post on, then have at it. The 2 points indicated above however are mandatory.

Next there would need to be photos taken of the property. Several photos would need to be taken. This serves as 2 purposes for us. First, to confirm that the work was done, and secondly, to have evidence that it was done if we would ever need to show a court or other entity. As far as taking the photos goes, the easiest method is to take a couple close up photos of the door, and slowly back up from the property while continuing to take photos until you have backed up enough to have a photo of the entire property. The same would apply to the back door. If there is no back door, and you are just posting on a window in the front, then you would not need to take close ups of the window posting.

Lastly we would need to know if the house is occupied or not. If there are cars in the driveway, people physically inside the house that you can see, etc., then of course the house would be considered occupied. However if you do see individuals in the house, if you are able to give a brief description of the people that you see that would help us with identifying who they are. It has happened before that people purchasing houses through us left, and the house became filled with squatters. If there are no cars, mailbox looks packed, etc., then it could be understood that the house is vacant. If the house does appear vacant then please get as many photos of the inside of the house as possible for us to evaluate it’s condition. If you are not comfortable with going into the house, it’s understood. If it turns out that the house is abandoned, we may contact you again and ask that you revisit the house on a later date to place a “Notice of Abandonment” on the property.

If it does occur that people begin asking you questions about what you are doing, then simply let them know that you were hired by EasyHomes to place notices on the property. If they continue to ask you questions just refer them to “(Evictions Manager).” He is the one who oversees eviction. It is very important that you get the photos to us to show that the notices were posted. So if you do end up making contact with the family, make sure to finish the job and get the photos to show that it was done.
