Abandonment Posting & Re-Key Job - $150
It can come up at times that some families purchasing houses through us have left the property or have not
communicated with us so long that the property is now considered abandoned. This consideration of abandonment
may be due to lack of payment, lack of communication, accumulation of code violations, etc., etc. The purpose of this
job is to re-secure the property while also posting an abandonment notice to let squatters and others know that the
property is now re-secured and that entering is considered unlawful entrance.
The first step is to print out the notice. This notice is preferred to be printed on bright Pink or Yellow paper,
however if you only have white that is fine. Place the notice on the front door of the property. Photos need to be taken
of the posting. There needs to be one photo up close of the posting to confirm that it is the correct posting being done,
one photo showing the door with the posting on it, and another photo far back showing the posting and the whole
house so that we can confirm it was posed on the correct property.
The next step is to secure the property. Both the front and back door need to be re-keyed and new lock boxes
installed. We will provide you with the locks and lockboxes. Materials will either be sent to your address or will be
purchased ahead of time at a Lowe’s, Home Depot, Menard’s, or other hardware store in your area. IF you prefer to
purchase your own materials then please provide a receipt with your invoice for reimbursement. Photos will also need
to be taken of this work. A couple photos taken before showing the old locks and lockboxes (if there are still lockboxes
on the property) and photos showing the new locks installed, and the lockbox installed with the lockbox code in the
photo. After the lockbox is installed and the code is set please make sure to scramble the codes to 0000 and take a
photo of the lockbox being set to 0000. When choosing a code to install, please make sure not to make it something
obvious, such as 0000, or 1234, or the numbers on the street address, like 1007 for the property 1007 North Street. I
know it seems obvious, but vendors have done this in the past and squatters have gotten into the property.
Lastly, if there are any doors or windows that need boarding these need to be handled. The price that we pay is
$50 for each window that needs boarding, and $80 for each door that needs boarding. Again, we will need photos to
show that the job was done, and also that the job was necessary. Please take photos of the door or window that need
boarding before hand, do the boarding, and then take photos afterwards to show the job completed.
As far as payment goes we pay on a Net 14. This means that within 14 days of the job being completed we will
have sent payment to you. After the completion of the job, please send me an e-mail with the photos and your invoice.
If you do not have invoicing software that can generate a .PDF or .DOC of your invoice, please handwrite it and take a
photo of it. We need an invoice to be able to process payments. We pay via PayPal or check in the mail. If you prefer a
check in the mail, please provide a mailing address for us to send the check to. If you prefer PayPal, please provide the
email address associated with the PayPal account for us to be able to send payment to. Do not give your PayPal.me/LINK
we just need the e-mail address associated with your account.
