In the case where a voluntary termination won't be signed willingly. A cash for keys is the next best option.

If the family is in the house then they have to leave the house clean to get the cash for keys, if the family is not in the house but is in comm, we can't consider the property abandoned. Instead, we gonna get them to sign. but no cleanout is necessary.

If at any point the family starts negotiating with you, then negotiate, as long as it's not something like $8k then go back and forth, make sure you get approvals for your offers, but them negotiating is a great sign it means there's is a deal to be stuck, even if they start crazy high, try low balling them again, see how much they move. 

  1. Start Low, offer like $250 just to sign the paper they have to do anyways.

  2. Next push on the fact that they are gonna be forced to leave anyway, then they're forced they'll just have to leave. No extra time to move, just 30 minutes to grab a suitcase. If they choose to leave we can give them 3-4 days to move all their stuff out and they get some funds for the moving company. $300-$500

  3. Still no? now you have to do an EPO for the amount you want to offer. say $700-$1000. Push on the family, we're gonna get a lawyer and the courts involved. Because I don't want to spend the time we can offer you this. either take it or leave

  4. Once you've found a few lawyers but before we pay the lawyers, call the family and say "look we got this lawyer, he's gonna charge us (say the real amount) I can pay you to leave or you get nothing."

  5. Next step after we hire the lawyer, and say "look we already paid Mr (just say last name) the evictions lawyer so you know you'll be evicted soon, I'll give you $250 to save me the headache

  6. We just filed with the judge, this will go on your record or you can just leave $250.


And you just keep it low after that, but if they start negotiating then take it home! and get dem out!
